We offer a full range of buildings from the classic garden shed to a fully insulated garden room or larger and anything in between.  We specialise in bespoke buildings in either timber or composite cladding and can manufacture tapered and differently shaped buildings.

We will work with you to make sure you have the building you want, if you have a particular design in mind, please talk about this with us, or in the first instance email or call us.

Bespoke refers to a building or structure that is custom-designed and tailored to the specific needs, preferences, and requirements of the customer. Unlike standard or mass-produced buildings, a bespoke outdoor building is unique and crafted to fit a particular space, style, and purpose.

A bespoke garden room,  shed or summerhouse can be designed with custom dimensions, materials, finishes, and features, ensuring that it suits the aesthetic of the surroundings and the functionality required by the owner. The level of customisation can range from the layout and design to the inclusion of special features like windows, storage solutions, or insulation.

Our garden rooms are suitable for all year round, as they are specifically manufactured for this purpose.  All garden room floors are insulated, as standard with Celotex (or similar make) which is a rigid high-quality insulating board.  The walls and roof are insulated with 50mm acoustic rockwool, (you can upgrade to board insulation) this along with other insulating properties fitted in the buildings make them perfect for all year-round use.

The right size for your outdoor building depends on a combination of practical factors, aesthetic considerations, and your personal preferences. Start by clearly defining the purpose of the building, measure your available space, and then consider any legal requirements, (for more information about this contact us). Make sure to allow for future needs and balance the size with the surrounding landscape. Most importantly, ensure that the size you choose fits within your budget and provides the space you need without overwhelming the area.

We manufacture and fit all our buildings, the cost includes installation, however, in some areas, further from us, we may charge a delivery fee, if in doubt please call or email us.

This can change depending on the time of year, in the winter months the lead time can be short, 1 to 3 weeks, spring and summer are longer, please ask us when first enquiring what our current lead time is.

Sallyann has successfully met all the requirements of the Carbon Literacy Standard through Climate EQ, an initiative by the Carbon Literacy Project. As proud members of SBEN (Staffordshire Business and Environment Network), we are committed to fostering long-term sustainability within our operations.

Following an EnTRESS (Environmental Technologies & Resource Efficiency Support Services) intervention audit, we have implemented the recommendation to repurpose our offcuts to generate heat for our manufacturing unit. This is one of several recommendations we are actively undertaking wherever feasible to enhance resource efficiency.

Our commitment to sustainability extends to sourcing; we exclusively use FSC-certified timber. Additionally, we prioritise waste separation and recycling wherever possible. In alignment with our ethos of reuse, we also work to recondition customers’ old buildings, giving them a second life through resale or by donating them to charitable causes.

Composite – The composite cladding does not require maintenance, it should be kept clean as should the windows and doors. Ensure gutters are kept free of debris. All electrics should be checked regularly by a qualified electrician.

Timber – All timber buildings should be treated annually (this includes tanalised timber), if the factory spray painted by Roundpeg the paint should last between 3 and 5 years, depending on how much weathering each section is exposed to. Use quality paint or timber treatment for sheds and garden buildings and NOT for fences. Check your building in the Autumn and again in the Spring for any signs of damage before or after the Winter months.

We are happy to provide photos and testimonials where possible.

At present we are unable to offer finance on our buildings.

In most cases, the answer is no, you do not require planning permission as the buildings are within the permitted height of 2.5m. You need to site the building at least 2 metres from the boundary. If the property is in an AONB, The Broads, a National Park, World Heritage Site or an area specified by the Secretary of State under S41(3) of the Wildlife and Countryside Act 1981, then you will need to use similar materials to existing buildings.  We always recommend that you check with your local planning authority before proceeding if in doubt.

We like to talk – please either phone us, email us, come and see us (and have a coffee) or if you prefer, we can come and see you, we can then discuss your requirements.

We work with an electrician, so we can quote you for a full electrical service. We can advise on plumbing, but you would need to find a local plumber.

We can manufacture and fit any standard apex or pent shed, if you want something more bespoke such as a corner or tapered building, please contact us.

An outside home office/garden room can increase your property value, but its impact depends on factors like quality of construction, market demand, and functionality. It’s especially valuable if it meets the needs of potential buyers who are looking for additional workspace or a multi-functional area. However, consult your local estate agent to check as your specific market may be different to others.

The buildings are made in sectional form, so they can be taken down and refitted elsewhere however, this does not apply to plastered interiors, they cannot be relocated.

Please contact us directly as soon as you notice a problem; we will endeavour to remedy any issues as soon as we are able.
